Do not give out your credit card numbers or checking accounts to individuals who call you and tell you that your timeshare is already sold and they just need money to secure the deal. It does not happen. No one can sell or rent the property except you, unless you have signed a listing agreement or a power of attorney agreement with someone you know, or a company with whom you have done business. Check out every business before you do business, including ours!

Check licensing, check timeshare and business associations, how long the company has been in business. Do they have a website? Do they have timeshare experience? If one of our independent contractor reps tells you anything that you feel raises a red flag or you feel uncomfortable with, please call our customer service supervisor and discuss this, so that there is no misunderstanding. If we do not call you, please do not hesitate to call us to discuss what can be done to make your property more attractive to buyer and renter prospects. Ask for your rep’s license number. Then to be sure, call the company, get their license number and do your research.

Every company soliciting timeshare resale services in Florida requires both a corporate license and individual licenses for all reps. If they do not have one, your duty as a citizen is to report that. We can help you do that. No matter how good a rep’s story is, read your customer agreement carefully to make sure you understand all terms and conditions.

There are no magic bullets. Be realistic and competitive with your sales and rental prices. Be patient. This is a tough sell and we are in the worst economy since 1930, The Great Depression. There is no sure answer that it will get better. Licensing Requirements

Do not give out personal or credit card information until you have verified that both the individual and the company are licensed by the Division of Consumer Affairs in the state they operate.

Western Union Scams

Beware of sending money via Moneygrams, Western Union, money orders, cashiers or personal checks to individuals or companies unless you have all the licensing information. Verify with the state Division of Consumer Affairs that the name of the individual, the license number, the company name and address all match state government records. Legitimate companies all have valid merchant accounts which allow customers to make payment via debitcard, credit card or checking account. You may become the victim of fraud, theft or forgery if you fall for these dubious payment methods.

False Advertising

Beware of companies or individuals that do not disclose specific advertising methods utilized to market your Timeshare property. Do not rely on verbal promises alone, advertising should be disclosed in writing, either online, in print or both.

Sale/Rent Statistics

As we are not Real Estate Brokers, and we are a Company specializing in advertising services for timeshare, owners do not necessarily report their sales or rentals to us.. In some cases they do, and we document many of these for the public. However, in our literature and promotional material, we provide names of companies specializing in timeshare title and finance. This way, an owner or a buyer can have a hassle and risk free, inexpensive and accelerated closing. Being current in annual fees to the developer is of primary importance in ensuring a smooth closing. Also, be aware that many developers and resorts have some sort of transfer fee. It is advisable to be aware of these fees prior to accepting offers.

False Guarantees

Beware of companies giving sale and rental guarantees within a specific time period. Chances are the company will not respond to pleas for your money back, or they will change the company name or go out of business prior to the guarantee expiration date.

In short, do your research, do your homework, ask the right questions, verify the information, read and understand the terms and conditions and make a informed decision.

While other companies might actually call you and tell you they have sold the property or they just need money for a deed and title search, beware of these companies. They may not be licensed or bonded, or they might inflate the price of the property and tell you it was sold, when in fact, the reason for the fee is to cover the advertising and marketing costs, plus a small profit for the Company. While their presentation may sound the same, they may not actually be licensed to do business, and they may not be doing the advertising.
